The decisions we can make more robust.

The same area may suit one objective and fail another. That is why every analysis starts from the operating context and the specific choice to be made.

  1. 01

Define the catchment around the type of shop.

  2. 02

Compare residents and competitors across candidate addresses.

  3. 03

Examine recorded commercial listings in the area.

  4. 04

Prepare on-site checks of access and shop-window visibility.

Three practical ways to use Pythagor.

Examine a location, compare completed analyses and consult the report: choose the route useful to your decision.

01

Single-location analysis

We assess a specific address or area by combining the territorial modules most relevant to your sector and objective.

Output: a reading of the catchment and indicators included in the configuration.

02

Alternative comparison

We place candidate areas on the same evaluation framework so indicators, maps and criteria remain comparable.

Output: a structured comparison of completed analyses to explain priorities and exclusions.

03

Decision report

We organise results into a clear synthesis, with evidence and detail for everyone involved in the decision.

Output: a report to view on the platform, download as a PDF and export to Excel.

Modules to explore

4 / 6
01

Demographics and aggregate income

Available residents, age groups and aggregate income: not a measure of spending on your product category.

02

Estimated pedestrian passages

Estimated pedestrian passages and network characteristics, to read alongside actual access to the shop.

03

Recorded competitors

Recorded stores in the selected category, with location and proximity: check competitors relevant to your assortment.

04

Commercial property listings

Recorded commercial listings, available areas and asking prices. The list is not a complete inventory of vacant premises.

From territory to project

Connect indicators with project-specific checks.

The report brings territorial context together. Costs, demand for the service and feasibility need investigation using information specific to your project.

01

Costs to check

Check rent, fit-out and premises condition alongside territorial context.

02

Hypotheses to investigate

Choose addresses for deeper checks on assortment fit, access and the surrounding offer.

03

Information gathered

Bring an organised view of residents, competitors, estimated passages and listings to the site visit.

The evidence supports your assessment. Revenue, savings and returns require dedicated economic data and are not outcomes guaranteed by the report.

Before you start

Questions for assessing this location.

Do you measure shop-window visibility?
The report describes context and estimated pedestrian passages. Actual window visibility, obstructions, signage and access require an on-site check; they are not automatically measured.
Does local income indicate how much customers will spend?
It is an aggregate indicator to read with its source and geographic scale. Estimating store sales also needs data on assortment, prices, conversion and your customers’ behaviour.
Can I compare an existing shop with a possible new location?
You can compare completed analyses of the same category with consistent catchments and modules. Enter the existing business’s name and address so the match can be verified before excluding it from competitors.
Is a listing in the report definitely available?
A listing is recorded information with its source’s limitations. Confirm availability, price, area and conditions with the property contact before relying on them in a decision.
