Solutions for · Hospitality

Read the territorial context of an accommodation property.

For hotels and B&Bs: examine nearby businesses, points of interest, residents and estimated passages. Bookings and occupancy need dedicated data.

We start from a location, your sector and the decision you need to support.

Decision brief

Hospitality

Theorem©

Decision to support

Compare the context of accommodation addresses, distinguishing territorial indicators from demand for stays.

Evaluation basis

Territorial evidence organised around the business question, not an indiscriminate collection of data.

Available services

01Single-location analysis
02Alternative comparison
03Decision report

The result comes together in a report with maps, indicators and insights that can be viewed and exported.

The decisions we can make more robust.

The same area may suit one objective and fail another. That is why every analysis starts from the operating context and the specific choice to be made.

  1. 01

Choose an available category for the accommodation project.

  2. 02

Examine surrounding points of interest and businesses.

  3. 03

Compare recorded accommodation supply across consistent catchments.

  4. 04

Prepare checks on connections and actual access to the property.

Three practical ways to use Pythagor.

Examine a location, compare completed analyses and consult the report: choose the route useful to your decision.

01

Single-location analysis

We assess a specific address or area by combining the territorial modules most relevant to your sector and objective.

Output: a reading of the catchment and indicators included in the configuration.

02

Alternative comparison

We place candidate areas on the same evaluation framework so indicators, maps and criteria remain comparable.

Output: a structured comparison of completed analyses to explain priorities and exclusions.

03

Decision report

We organise results into a clear synthesis, with evidence and detail for everyone involved in the decision.

Output: a report to view on the platform, download as a PDF and export to Excel.

The analysis mix

Read indicators against your objective.

These modules help frame the sector. In the configurator, choose available options for the project and review the quote before starting the analysis.

Maps and context

A spatial reading of where signals, constraints and opportunities are concentrated.

Indicators and insights

Data organised into a clear sequence connected to the initial decision.

PDF, Excel and comparison

Available reports and data for investigation and comparison of completed analyses.

Sector context

Modules to explore

4 / 6
01

Estimated pedestrian passages

Estimated pedestrian passages and network context: not tourist arrivals, overnight stays or guests of the property.

02

Recorded points of interest

Recorded points of interest and services in the catchment, to check for relevance and actual connections with the property.

03

Recorded competitors

Properties recorded in the selected category. This is not a room-availability inventory or a rate survey.

04

Demographics and aggregate income

Available residents and aggregate indicators: these describe the local context, rather than the guest profile.

From territory to project

Connect indicators with project-specific checks.

The report brings territorial context together. Costs, demand for the service and feasibility need investigation using information specific to your project.

01

Costs to check

Combine context with property costs, operations and checks for the accommodation project.

02

Hypotheses to investigate

Investigate the relationship between the property, surrounding services and connections using specific information on demand for stays.

03

Information gathered

Gather recorded supply and territorial indicators before investigating the accommodation market.

The evidence supports your assessment. Revenue, savings and returns require dedicated economic data and are not outcomes guaranteed by the report.

Before you start

Questions for assessing this location.

Does Theorem© predict bookings, ADR or occupancy?
The report covers territorial context. Bookings, average daily rate and property occupancy need dedicated accommodation and operating data; they are not predictions produced by an area analysis.
Does an estimated pedestrian flow represent tourism demand?
It does not automatically identify tourists, overnight stays or room requests. Read it within its reference period and alongside information on demand for your accommodation project.
Can I compare a hotel with a B&B?
They are categories to assess separately. The platform compares completed analyses of the same category; configure and interpret the corresponding analysis for a different project.
Does the report include every Airbnb and Booking offer?
A property’s presence in the data depends on sources and the selected category. A complete collection of portal offers, rates or room availability is not promised.
