Geomarketing by sector: which questions to ask of the data

A different question calls for a different reading

The same indicator can play different roles in different projects. For a neighbourhood service, you may study residents; for accommodation, you may start with accessibility and nearby services. These are questions to investigate, rather than evidence of commercial demand already measured.

Theorem© offers selectable territorial modules. Start with the decision to choose which information to explore and which checks to carry out alongside the report.

Retail and food services

You can explore residents, recorded competitors, points of interest and, when included, estimated pedestrian passages. Ask which local characteristics you need to check before choosing an address.

Read the report alongside observations about relevant times, access, the offer format and costs. A street with more estimated passages does not automatically generate more customers. Interpret other businesses in the context of the project, without deriving saturation or commercial attractiveness from the count alone.

Sport, fitness, beauty and wellness

Demographic composition and recorded supply can help frame a service’s catchment. Purchase frequency, willingness to subscribe and future facility use instead require information specific to the project and its customers.

Commercial property

Recorded listings and territorial context help organise an address shortlist and questions for a visit. An asking price is not a completed transaction price; an absence of listings is not an absence of premises.

A territorial report is not a property appraisal or certified valuation. Check actual availability, condition, permitted use and relevant costs directly with the professionals involved in your project.

Hospitality and pharmacies

For hotels and other accommodation, you can examine the context, nearby businesses and selected territorial indicators. Bookings, occupancy, revenue per room and an individual property’s seasonality need their own data; they are not derived automatically from an area report.

For pharmacies and para-pharmacies, clarify the category and comparison objective. Territorial analysis does not automatically verify authorisations, regulated pharmacy locations or opening requirements.

Consultants, networks and lenders

Use territorial context to frame questions about several addresses, comparing consistent configurations and checking missing data. To share reports with clients or others, contact us: we assess suitable arrangements for each case together.

For a lender, this context is not business-plan validation or a creditworthiness assessment. The European Banking Authority guidelines on loan origination and monitoring concern a broader credit assessment; a location report remains a separate informational input.

Define the next investigation

Consult sources and attributions. For demographics, ISTAT territorial bases help explain the geographic level of data. Then choose modules relevant to your question.
